Those BT Wholesale speed figures in Reply #7 are what Openreach have measured your line SHOULD be capable of - tested from the other end of your cable.  So the fact those figures are pretty good, AND match what would be expected from a line with 19.4dB Line Attenuation (as seen in your router stats) - the prospect of a fix is good

 

You can see in you router stats, that even with a possible line fault, your router is capable of connecting at a maximum of 37.8Mbps.  Unfortunately your actual sync speed (Data Rate) has probably been restricted to 25Mbps by Openreach's DLM (Dynamic Line Management), possibly from you swapping routers, or maybe the line didn't get reset on your new connection.

This DLM restriction explains why your speed test results max out around 22Mbps.

Doing a DLM reset, would only get you up to maybe 35Mbps, whereas a proper line repair could take you to 60Mbps.

Thanks - I'll have a better look at that early tomorrow morning, but it confirms a fault in the OR infrastructure.

I would rather get 60mb , its not about paying for an engineer id pay it no issue. just wanted some advise before paying for an engineer before there was an obvious fix/choice. I knew something wasn't right before I moved to PS but never had control to look into it more. With that exact cap on 22mb My first thought was the topology network internal , like a the line going to a junction box before it meets the weirdly placed master socket. That was my thought

Nope - that test direct from the test socket proves the fault is in the OR network.

With your new service from plusnet you will not have a landing phone service, I would advise removing the phone from the ADSL line filter and the extensions wires from the back of the faceplate.

The Line and Signal attenuation reported by the Hub would include any cables connected to the master socket and up to the DSL port.

I would use the DSL cable which came with the Hub two if you are not now. 

I also note you are using TP-Link powerline adapters, these can be problematic and introduce noise to the copper connection I'd move it away from the master socket if possible.

Hi, yeah I'm aware there's no landline service and the phone is not plugged in, there is 1 phone extension which is still connected to the master socket. I wasn't aware the power lines could effect. Due to the mastersocket being upstairs and the office is downstairs.
