I'm going to reset the 528n and start again from scratch.
Just to be clear.
In order to connect the 528n to my PC I am disconnecting the PC from my Hub One router.
After I have changed the IP (192.168.1.15 was suggested) and disabled DHCP I should connect the Hub One to the 528n by the LAN cable which went to my PC, and then connect my PC to the 528n by another LAN cable. Then the 528n should act as an Access Point.
Is that correct?

Many thanks to those who have helped.
It's now working fine. Both Rokus are streaming without buffering.
Not only was the solution free but also educational 😊
